In today’s letting market it is necessary for Landlords to protect themselves against any damage that may be caused to their fixtures and fittings of the property they own. Since the introduction of the Tenancy Deposit Scheme it is not enough to just take a damages deposit from the Tenant. It needs to be shown that any damage or damages have actually happened during the tenancy. Think of the expenses included with both the acquisition and maintenance of a home, plus the time and expenditure spent on the presentation, an individual expert Inventory Report is an essential tool in successful property management.

A Check-in report integrated with an inventory develops a report specific to a tenancy. The check in examines the property on the day that the contract begins, keeping in mind the condition of the furnishings and fittings. Meter readings are noted and a picture is taken to guarantee accuracy. The new tenants can sign for keys.   A check in report is prepared at the beginning of each new tenancy.

This report should be carried out immediately before the new occupants move into the let property, where possible on the same day. The tenant will then sign the report to confirm its accuracy.

CHECK OUT

Using the check-out service ensures continuity of the homes’ condition and will speed up the turnaround between tenancies. At the end of a tenancy we compare the state of the property to the initial inventory. The complete inventory will be checked and photographic proof will be produced for changes during the tenancy.

Inventory of Property compiles a report that goes through the condition and contents of the property against the original inventory and check in reports, whilst allowing for fair wear and tear. Meter readings will be gathered and the correct number of keys recorded. This report contains photos.

MID-TERM PROPERTY INSPECTION

A Midterm property examination service could be offered in addition to the check-in and out service, either quarterly or mid way with the tenancy. These inspections develop how the home is being kept on a recurring basis and offers a more proactive method to preserving the criteria within.

As a landlord it gives you an insight into what is going on in the property without having to visit yourself. It is also far cheaper to have a list of potential maintenance items from the report than to send a contractor to the property.

Furthermore, if you are unsure about whether to renew a tenants contract because you have doubts, a mid term inspection in the last two months can give you the details you need to make an informed decision that is the best for you and your investment.

After all, no landlord wants to keep bad tenants, however tenants that are respecting the property also need to be treated well.

SNAGGING REPORTS

In addition to the standard services to Landlords and Letting Representatives, Inventory of Property can also provide Snagging Reports on newly built properties. With the growth in the buy-to-let financial investment market this is an expanding area. Many investors either manage their homes from a distance, or simply do not have the time or the expertise to snag their brand-new homes personally.

We offer a full snagging service consisting of follow up browse through to report on restorative works, furnishings checks and can also transform a snagging report into a complete Inventory for letting if required.

An inspection of the new or refurbished property will be undertaken before possession is taken. The Snagging Report which will include digital photographs where appropriate, is then discussed and given to the builder or developer who will have the opportunity to rectify all faults and defects prior to our return for a final inspection.

At that point, we will check the work and changes that have been made, note what plans the developer has made for resolving any outstanding issues and submit the report to the client. Some clients may not have the luxury of time before the take possession of a property and where time is of the essence Inventory NI can be flexible and tailor the Snagging Report process to suit the timetable of the client. All parties will receive a copy of the Snagging Report on completion of the assignment unless otherwise agreed by email.

Energy Performance Certificates (EPC’s)

EPC’s are required whenever a building is rented out, sold or built. Our Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient. The EPC is then lodged on the central EPC database. This can be carried out along side an Inventory Report. 1 – 2 bedroom properties are only £70 and 3 – 5 bedroom properties are £75.
